Moving Out

Moving out can be both exciting and at times hectic; We are here to make your transition as smooth as possible.

To ensure a seamless departure for everyone, please take a moment to review our move-out guidelines. These instructions cover everything from cleaning up to returning keys, helping us maintain a comfortable community for current and future tenants.

Termination of Lease

When you want to terminate your tenancy – fill out this document and bring it to the accommodation office at SDU. Read it carefully!

Deadline for termination

According to the lease – the deadline for termination is 3 months before moving out, before the 1st day of a month.

Settlement of deposit account

Your deposit will be transferred to your account, approximately 8 weeks after your contract has expired (NOT from the date of moving out, but the date your contract expires).

The transfer of the money will take additional 4-5 bank days. For transfers to
foreign accounts, we must be informed of your IBAN and SWIFT codes.

Reminders:

  • Remember your deposit is for restoration of your lease when you move out – not for paying rent.
  • Remember that you must pay rent until your contract expires.
After termination of lease

Once you have terminated your lease you will receive a letter from your landlord concerning inspection of the lease and handing over the keys.

Painting when moving out

When moving out, the lease always must be painted, so it is important that you read this to avoid misunderstandings. Read the following information:

Painting expenses

If you by the time of moving out has not painted your tenancy this will be done by the landlord on the tenant’s expense. The price of an average size room are as follows:

  • 4-6/hour work * 625 DKK/hour incl. material.
Painting by yourself

If you want to paint yourself, there are some requirements which must be observed. Read the formula for termination of lease, for detailed instructions. Read it carefully!

Settlement of Deposit

Termination Notice

The tenant must give a three-month notice, effective from the 1st of the month.

Termination Form

The termination must be done using the provided form from Ejendomsselskabet Bisgaard & Müller Aps.

Rent and Internet Payment

The tenant must pay rent and internet for 14 days after leaving the tenancy for the 1st of the month.

Inspection Letter

The tenant will receive a letter about the inspection at least one month before moving out.

Inspection Timing

Inspections can only take place Monday to Thursday, between 8 am and 10 am. A fee of 625 kr. will be charged if the tenant fails to appear for the inspection.

Inspection Procedure

During the inspection, the landlord and tenant will review the tenancy, and the landlord will outline any tenant responsibilities for defects.

Return of Keys

The tenant must return the keys to the landlord at the inspection. After this, the tenant cannot use the tenancy, and any remaining tasks (cleaning, painting, replacing furniture) must be handled by the landlord at the tenant’s expense.

Common Areas Defects

Costs for cleaning or repairing defects in common areas will be divided among all tenants if not resolved collectively.

 

Deposit Transfer

The deposit will be transferred to the tenant’s bank account approximately 8 weeks after the contract expires, plus an additional 4-5 bank days for processing. The deposit must be transferred to a bank account; cash payments are not possible.

Furniture Replacement

Tenants can replace damaged furniture during the lease period. Otherwise, the landlord will replace it at the tenant’s expense.
